Office Interiors 2009 Green Star Rating Tool

Green Star - Office Interiors 2009 Built rating tool is designed to be used by building tenants and consultants to influence the design of their interior fitout. The tool enables buildings to minimise the environmental impacts of their fitout; as well as to capitalise on, and receive recognition for, design initiatives.

The selection of the base building will have an impact on the potential rating an interior fitout can achieve within Green Star.  Choosing a Green Star certified base building will minimise the environmental impact and improve the rating for the tenancy.

Eligibility

To be eligible to apply for certification under the Green Star – Office Interiors 2009 tool the office tenancy must meet the following criteria:

1. One hundred percent of the fitout’s Nett Lettable Floor Area (NLA) must be intended for office purposes.
2. The tenant must be defined as a distinct legal entity (there is no minimum or maximum size required for the tenancy).
3. The tenancy must be in a single building (a rating may not be spread over multiple buildings).
4. The following conditional requirement must be achieved:
   •  ENE-1 Energy: A minimum of three points must be achieved from any one or a combination of: ENE-4 Lighting, ENE-5 Lighting Control, ENE-6 Electrical Sub-metering and ENE-B Small Power Loads.
5. A certificate of practical completion must be attained prior to assessment.
6. The tenancy fitout must achieve a minimum Green Star – Office Interiors 2009 score of 45 in self-assessment.
