What are NABERSNZ rating types?
The NABERSNZ™ can be used to measure the performance of a tenancy, the base building or the whole building.
A base build rating measures the energy performance of a building’s core services – lifts, stairwell lighting, common toilets, air conditioning and ventilation etc.
A tenancy rating measures just the floors/areas occupied exclusively by the tenant, including energy use such as computers, lighting, data centres, and staff kitchens.
A whole building rating combines base building and tenancy.
There are two NABERSNZ rating options: a free online self-assessment rating and a Certified Rating.
What is a Self-Assessment Rating?
A free online self-assessment rating is also available to help an office building owner or tenant get an initial idea about how their property might rate and what it would take to achieve a target NABERSNZ Certified Rating. If you're planning a new or refurbished building, this tool will help you work out the level of energy use you should aim for to achieve your target rating.
The self-assessment tool is a useful first step to understanding and improving your energy use. The results of this tool are indicative only, based on the data you submit and should not be taken as a guarantee of achieving a specific star rating or promoted or published.
What is a NABERSNZ Certified Rating?
A NABERSNZ Certified Rating is an assessment of the energy performance of an existing building or tenancy over a 12-month period. The rating is performed by NABERSNZ Assessors who are trained in the use of NABERSNZ rules for data collection and analysis, and certified by the NABERSNZ National Administrator, the New Zealand Green Building Council (NZGBC). A NABERSNZ Certified Rating provides a clear view of how well a building or tenanted space is using energy, compared to similar buildings and offers you a baseline from which you can plan to improve.
A NABERSNZ Certified Rating range from 0 to 6, that clearly shows your building’s energy performance compared to others.
0 stars = very poor performance
1 star = poor performance
2 stars = below average performance
3 stars = good performance
4 stars = excellent performance
5 stars = market leading performance
6 stars = aspirational performance
If you wish to promote, report or publicly disclose your rating, you must obtain a Certified Rating.
How often should I rate a building or tenancy?
A NABERSNZ™ Certified Rating is valid for maximum 1 year, which reflects the environmental performance of a building or tenancy over the past twelve months. An annual rating ensures the rating accurately represents the building or workplace’s current operational performance, allow building owners and tenants to keep track of performance, measure the impact of any actions taken, address issues and make improvements, as well as setting targets for each year. This encourages continuous monitoring and means that when your energy efficiency improves, you’ll be able to prove it.
