Tenant Letters

“The main reason people like green buildings is because green buildings like people.”

The NZGBC is proud to see the rise in interest for high-performing, healthy and efficient buildings. We are receiving a number of requests from tenants who are seeking to communicate with their landlords on the spaces they occupy. These tenants are interested in having independent verification of the energy efficiency or holistic performance of their building.

In response, the NZGBC has prepared two template letters which can be used by a tenant seeking a better-quality space. The two letters are:

  1. NABERSNZ Tenant Letter – for a tenant in a commercial office building seeking to measure and improve upon their building’s energy use; or
  2. Performance Tenant Letter – for a tenant in any type of building (industrial, retail, educational, etc.) seeking to improve upon their building’s holistic sustainability, including the health and wellbeing of tenancy occupants.

Please feel free to adapt and forward these letters to your landlord. Please note, the highlighted fields in the letter will need to be amended, such as your landlord’s address.

Performance Leasing Guide and Model Clauses

This Guide enables tenants and landlords to create better performing, more energy efficient buildings. A joint initiative between government and industry, it was developed by EECA, lawyers DLA Piper New Zealand, and NZGBC.

The model clauses are designed to insert directly into lease agreements, and cover issues of:

  • co-operation between tenants and landlords
  • energy use, water and waste
  • quality of the indoor environment
  • use of rating tools such as Green Star and NABERSNZ.

The Guide was adapted from a resource produced by Sydney’s Better Buildings Partnership (BBP), a government/ industry initiative.
